The Types of Commercial Roofs We Install

Modified Bitumen Roof

Modified bitumen, also known as modified asphalt, is a rolled roofing product designed for use on low-slope roof areas where traditional shingles aren’t effective. The product’s service life, or warranty, depends on the number of layers applied and can range from 5 to 20 years. It can be installed over various substrates in both new construction and re-roofing projects. The application methods include using adhesive or heat-welding with a torch. Modified bitumen comes with either a smooth top surface, which requires an additional coating for UV protection, or a low-maintenance, granulated top surface similar to traditional shingles. The granulated option is available in various colors to coordinate with popular shingle colors when used alongside them.

EPDM Roofing

“Rubber roofing,” or Ethylene Propylene Diene Monomer (EPDM), is a high-performance, single-ply membrane designed for low-slope roofs on residential or commercial buildings. It is available in two thicknesses: .45 mil and .60 mil, and can be either mechanically fastened or fully adhered to a roof deck using adhesive. The material is resistant to tears, impacts, punctures, and regular roof traffic. It also offers excellent resistance to ozone and ultraviolet light exposure. While it comes with a warranty of up to 20 years, it can last much longer when properly installed.

TPO Roofing

Thermoplastic Polyolefin (TPO) is a high-quality thermoplastic that offers the proven flexibility and weather resistance of rubber, along with the performance of hot-air welded thermoplastic seams. Heat-welded thermoplastic roofing membranes are the fastest-growing segment of the low-slope roofing market. This roofing material can be fully adhered, mechanically fastened, or ballasted. TPO seam strengths are reported to be three to four times higher than those of EPDM roofing systems. This makes it a popular choice for “green” buildings. It is available in white, gray, and black.
