Tell-Tale Signs That it is Time to Replace Your Asphalt Shingle Roof

When does your roof need replacing? This is an important question for every homeowner to consider. If you are like most people your home is your largest investment. Your roof protects that investment along with everything in it so it’s important to recognize the tell-tale signs of a roof in need of replacement. Before we begin it is helpful to understand the “life cycle” of an asphalt shingle roof. When a new roof is installed it begins a period of rapid aging or curing. During this period the shingles may experience significant granule loss, minor blistering, and some curling of the edges. These effects are temporary and perfectly normal as the shingles adjust to the hostile environment on your roof.

Once cured, the shingles enter a long period of slow aging or mid-life. Some minor granule loss occurs but does not increase at a noticeable rate. The shingles remain in this stage for the majority or their service life.

The final stage of a shingles life is the declining stage. The aging process accelerates once again and some or all of the following tell-tail signs begin to appear:

Excessive Granule Loss-Granules are the colored minerals embedded on the top (or exposed) surface of the shingles. They protect the underlying asphalt layer from the suns harmful rays. Without these protective granules the asphalt layer is exposed and quickly loses its waterproofing                characteristics. The shingles appear bald in places where the granules are missing.

Curling/Cracking- as shingles age the oil contained in the asphalt is gradually depleted causing them to  dry out and shrink in size. During this stage they become susceptible to cracking and the edges turn upward or curl.

Shingle Loss- At the end of life shingles loose the properties that enable them to withstand the elements. They become weaker and more susceptible to blow off due to wind and rain.
