Spring Roof Maintenance Tips from Garner Roofing, your Baltimore Roofer

Wednesday, March 20th, 2013

The first day of spring is almost here which means one thing: Spring Cleaning! Homeowners across the country will pick up their brooms, feather dusters, vacuums, and household cleaning products to try and whip the inside of their homes into shape. These same homeowners will take to their gardens to plant beautiful flowers, clean their wood decks, and power wash their siding. This is done to make their homes as aesthetically appealing as possible.

What about the roof!?

Spring Roof Maintenance Tips

  1. Cleaning your Gutters: First and foremost, clean you gutters. Clogged gutters back up with water. The excess weight strains the support brackets causing them to sag. Worse, the backed up water can spill into your attic or wall.
  2. Roof Inspection: Inspect you roof for damage at least once a year

Signs of Roof Damage and Potential Leaks

  1. Ceiling Stains: Inspect your ceilings for discoloration or stains.
  2. Shingles: Look for loose, damaged, or missing shingles and replace them immediately.
  3. Flashing: Damaged flashing is one of the leading causes of roof leaks. So be sure to look for loose, lifted, or cracked flashing.
  4. Granules: Granules are the tiny minerals on shingles to protect them from the sun. As shingles age they lose these granules. Heavy granule buildup in your gutters is a sign your roof may need replacing.

Baltimore Roof Replacement Frequently Asked Questions

Does my Roof need Replacing?

Are roof repairs just not enough to keep your roof in working order? If so, a new roof may be your only option. However, the only ways to truly know if your roof needs replacing is to have it professionally inspected. You may be surprised to learn that more than half of the time it is found that a roof does not need replacement.

What is the Most Common Type of Roofing Material?

For residential roofs, asphalt shingles are the roofing material of choice. Asphalt shingles provide several benefits, including:

  1. Maintenance: Asphalt shingles are not only durable, but they require little maintenance.
  2. Weight: Asphalt shingles are extremely lightweight.
  3. Cost: Because asphalt singles are manufactured in bulk, they are typically cheaper than many homeowners expect.
  4. Curb Appeal: Asphalt shingles give your home an instant curb appeal.

How important is Roof Ventilation?

Ventilation is very important! Proper attic ventilation allows a continuous flow of outside air through your attic by balancing air intake (at your eaves or soffits) and air exhaust (at or near your roof ridge) according to specific formula. This is beneficial for many reasons, including:

  1. Prevents Excessive Heat: Too much heat can be a very bad thing for your asphalt shingles. Excessive heat in your attic bakes asphalt shingles and other roof components causing them to age and fail prematurely.
  2. Prevents Excessive Moisture: Excessive moisture can weaken the wood decking that supports your roof. Over time this leads to structural failure.
  3. Roof Longevity: Proper ventilation helps keep your roof in working order.
  4. Warranty Compliance: Proper ventilation is a warranty requirement of all the major shingle manufacturers.

9 out of 10 homes in North America do not have proper attic ventilation. Is your home one of them?

How long will my New Roof Last?

Typically, asphalt roofs last 25 years or more with proper maintenance.

Winter Roof Maintenance Tips: Roof Leaks & Leak Repair

Wednesday, February 13th, 2013

Your roof is designed to repel water, keeping you and your possessions nice and dry. Still, over time, even the best roof can develop issues, including damaged flashing, missing shingles, and, unfortunately, roof leaks.

Exterior Warning Signs

Interior Warning Signs

  1. Ceiling Spots
  2. Algae Growth
  3. Missing Granules
  4. Buckling
  5. Rotting
  6. Damaged Flashing
  7. Damaged or Missing Shingles
  1. Sagging Decking
  2. Dark Spots
  3. Moisture
  4. Light Shining through the Decking

If you notice any of the above warning signs of roof leaks, contact your local, Baltimore roofer as quickly as possible. Fixing a small roof leak now is much more cost effective than allowing the little issue to become a major problem.

DIY Roof Repair vs. Professional Roof Repair

Believe it or not, locating a roof leak is not an easy task. More often than not, the location of the water intrusion is not the same location as the leak itself. It takes both knowledge and experience to diagnose roofing issues.

As you can probably imagine, if locating a leak is difficult, repairing a roof leak is no cake walk either. You will more than likely need to call a professional roofer to both locate and fix the leak.

Roof Maintenance Tip #1: Cleaning the Gutters really does matter

Tuesday, December 18th, 2012

When it comes to protecting your roof and extending its life, regular roof maintenance is the key. And while this may seem like a daunting task, preventative maintenance is actually fairly easy. And the first step involves cleaning your gutters.

Keeping your gutters clear is extremely important. If your gutters clog, water can back up under your shingles, damaging your roof and eventually leaking into your home.

Roof Maintenance Tip #1: Cleaning the Gutters

All you will need is a ladder, gloves, a wire brush, roofing cement, and a garden hose.

Step 1: For starters, it is important to remove debris, like leaves, twigs, birds’ nests, and anything else, from your gutters. This debris could prevent water from efficiently flowing through your gutters. And be sure to wear gloves. You don’t want to cut your hands on anything.

Step 2: Next, using the garden hose, wash any remaining debris from your gutters and watch to make sure everything is flowing properly.

Step 3: If you notice standing water, then you need to fix the slope of your gutters right away. You can eliminate sags by simply lifting the gutter some and repairing any loose hangers. You could also try bending the hanger up with some pliers. If these solutions don’t work, you may need to install a new hangar.

Step 4: If you notice any rust in your gutters, scrape it away using the wire brush. Then apply a thin layer of roofing cement.

Step 5: While cleaning your gutters, if you notice any damage to your roof, call your local roofer as soon as possible!

Thursday, December 13th, 2012

With the economy still in shambles, homeowners do not have the money to pay for expensive roof repairs. Because of this, it is important to adopt a proactive approach to roof maintenance. Proactive Roof Maintenance Tips

1. Be Proactive: At a minimum, you should inspect your roof and perform maintenance annually. Ideally, you would do this bi-annually or more frequently. Remember, the more proactive you are, the less likely you will experience a major roofing problem.

2. Know the Signs: If you don’t know what you are looking for, there is very little point in looking. So what should you look for when inspecting your roof? 1) Roof debris can damage shingles puncture your roof. If you notice and excessive roof debris, like large branches, remove them immediately. 2) Inspect your gutter. If your gutters are clogged, then they cannot do their job properly. This could cause water to back up into your attic. 3) Look for dark spots. This could be a sign of more serious damage. Do not approach the dark spot and call your local roof immediately. 4) If you notice any leaks, try and find the source. Hint: the source of the leak is not always directly above the leak itself. Leaks are tricky. 5) Do you notice any missing or damaged shingles? If so, have them repaired right away. If a shingle is damaged or missing, it can obviously not do its job properly.

3. Hire an Expert Baltimore County Roofer: Do you know how to fix your roof problem? If not, don’t even try. You may end up doing more harm than good, which could cost you more money in the long run. So sit back and leave the roof repair to the professionals.

Residential Roof Maintenance Tips from your Baltimore County Roofer

Saturday, November 17th, 2012

Roofs are built to last. They are made to withstand high winds, rain, snow, ice, and anything else Mother Nature can throw their way. But as you can imagine, your roof takes a beating, undergoing a lot of wear and tear over the years. Because of this, it is important for YOU to take the time to perform a few preventative maintenance tasks from time to time.

Roof Maintenance Tips

1. Minimize the Foot Traffic on your Roof: Yes, there will be times when you need to climb on your roof. But don’t make it a habit. Your roof already takes a beating; it doesn’t need you up there too.

2. Never use a Power Washer on your Roof: While it may seem like a great idea to power wash your roof, it is not. The force of a power washer can loosen the granules of your asphalt shingles, shortening their lifespan and putting your roof at risk.

3. Never use Bleach on your Roof: Bleach is a corrosive and can damage your roof.

4. Perform Periodic Roof Inspections: From time to time, you should inspect your roof for common roofing issues, especially if your roof is more than 10 years old.

5. Keep your Gutters Clear: If your gutters are clogged, they cannot do their job. This can cause water to backup under your shingles and into your attic.

6. Make Timely Roof Repairs: If you notice a roofing problem, have it fixed as soon as possible. Remember the old adage, “a stick in time saves nine?” Well, the same holds true for your roof. If you delay repairing a small roof problem, it could quickly worsen.

7. Trust your Local Baltimore County Roofer: It is important to leave the roofs to the experts. You can easily cause irreparable damage to a roof if you don’t know what you’re doing.
