Roof Remodeling 101: Finding a Roofing Contractor & Selecting Roof Products

Thursday, May 31st, 2012

Not only do countless homeowners fail to properly maintain their roofs, many completely ignore them altogether…that is until they start leaking. When this happens, it may be too late to save it. So what are you options?

  1. Ignore the problem as your roof slowly degrades.
  2. Roof remodeling / re-roofing

When it comes to roof remodeling, there are a number of areas homeowners need to be aware of, including:

  1. Finding a Professional Roofing Contractor: A good first step in selecting a roofing contractor is to familiarize yourself with roof remodeling. This way you will have a better understanding of what questions to ask and what to expect. Some examples of what not to do include: relying strictly on a phone interview, judging estimates solely based on price, failing to comparison shop, and not understanding the basics of roofing.
  2. Selecting Roof Products: Selecting a shingle is no easy task. There are numerous options available to you, each promising superb, long-lasting quality so it is important to analyze each detail, including: cost, manufacturer’s warranty (ranging from 20 years to lifetime), and roof slope (some slopes can actually limit your shingle options).

Dealing with Leaky Roofs :: Leak Investigation & Repair :: Roofing Services

Thursday, May 17th, 2012

Some roof leaks are obvious (missing shingles, a loose piece of flashing, or a falling pipe collar). They not only give you ample notice that you NEED to take action, but they are also fairly easy to address, requiring little more than a simple do-it-yourself fix. Other roof leaks, however, can be extremely difficult to pinpoint and repair, requiring the services of a qualified roofing company, like Garner Roofing.

Garner Roofing, Leaky Roofs, and You

Some roofing companies avoid repair work in favor of larger and more profitable roof replacement jobs. At Garner Roofing we view repairs as opportunities to win new customers so they are a large part of our business. Many of the full roof replacements we do are for satisfied customers we previously performed repair work for. Garner Roofing employs a systematic leak investigation process which helps us maintain a high first call success rate.

Garner Roofing Repair Process

  • At the first service call, we investigate the leak by checking with the building occupants, searching out the likely source/s of water intrusion, and repair any obvious flaws or defects.
  • If the leak persists and a second service call is needed, we may need to perform a “water test’ during dry weather conditions to better identify the source of the leak/s.
  • We do not limit our investigation to the roof alone. Often, leaks are at windows, HVAC units or outside walls. Our repair teams look at all possible causes and are qualified and prepared to perform simple repairs in these other areas as well.
  • Additionally, wet weather repairs may only provide a temporary solution and a return call may be necessary when the roof is dry.

Although we have a very high success rate with the first service call, some leaks require multiple efforts and a process of elimination with a progressively expanding scope of work to successfully complete the repairs. Fortunately, the roofing specialists here at Garner Roofing are the best in the business at this type of problem solving approach to roofing.

We look forward to gaining your confidence in leak investigation, detection, and repair.

Roofing Companies vs. Home Improvement Companies

Thursday, May 10th, 2012

Have you ever asked yourself the following question: whom should I trust with my roofing project, a home improvement company or a roofing company? If so, let me ask you another question. Would you trust your family doctor to perform open-heart surgery? Of course not! So why would you trust a jack-of-all-trades home improvement contractor to handle such an important aspect of your home as your roof?

Still not convinced that a roofing company is the best way to go? Well, take a look at the following reasons you should always hire a roofing company, not a “home improvement” company.

  1. Roof Warranty: Your warranty is not valid if your roof is installed improperly. This is because shingle manufacturers require very specific installation procedures – including proper nail placement, acceptable substrates, underlayment type and placement, and minimum ventilation requirements – for their warranties to be valid. Most home improvement contractors fail to properly adhere to these requirements, thus compromising the validity of your warranty.
  2. Qualifications: The truth is that most home improvement contractors are not properly qualified to do roof work. And once a roof is installed incorrectly, the only way to remedy the problem is to tear off the roof and start over. One way to avoid trouble and verify you are dealing with a qualified roofing contractor is to see if they are certified through at least one shingle manufacturer.
  3. Insurance: Most home improvement contractors are not properly insured to perform roof work. This means that if a worker is injured on the job and your contractor does not have the proper insurance, you, the homeowner, could be held liable.

Tell-Tale Signs That it is Time to Replace Your Asphalt Shingle Roof

Thursday, May 10th, 2012

When does your roof need replacing? This is an important question for every homeowner to consider. If you are like most people your home is your largest investment. Your roof protects that investment along with everything in it so it’s important to recognize the tell-tale signs of a roof in need of replacement. Garner Roofing Company is here to help you learn about a few of the signs to look for.

Before we begin it is helpful to understand the “life cycle” of an asphalt shingle roof. When a new roof is installed it begins a period of rapid aging or curing. During this period the shingles may experience significant granule loss, minor blistering, and some curling of the edges. These effects are temporary and perfectly normal as the shingles adjust to the hostile environment on your roof.

Once cured, the shingles enter a long period of slow aging or mid-life. Some minor granule loss occurs but does not increase at a noticeable rate. The shingles remain in this stage for the majority or their service life.

The final stage of a shingles life is the declining stage. The aging process accelerates once again and some or all of the following tell-tail signs begin to appear:

Excessive Granule Loss-Granules are the colored minerals embedded on the top (or exposed) surface of the shingles. They protect the underlying asphalt layer from the suns harmful rays. Without these protective granules the asphalt layer is exposed and quickly loses its waterproofing                characteristics. The shingles appear bald in places where the granules are missing.

Curling/Cracking- as shingles age the oil contained in the asphalt is gradually depleted causing them to  dry out and shrink in size. During this stage they become susceptible to cracking and the edges turn upward or curl.

Shingle Loss- At the end of life shingles loose the properties that enable them to withstand the elements. They become weaker and more susceptible to blow off due to wind and rain.
